What’s coming next
The next phase of Waterbeach
Plans for the second phase of Waterbeach were submitted in May 2026. They provide the framework and principles from design codes and travel plans, to key facilities and green spaces, that, when finalised, enable the detailed designs of individual areas within phase 2 to follow.
The second phase runs right across the southern and central area of the development and includes:
2,700 new homesAvailable to buy or rent, with affordable options
A community centre and faith space
A library, parks and play areas
A health centre, pharmacy and associated services, shops and cafés within a new town centre
3 new schools A primary, secondary and special needs school

Transport and connectivity
This phase will include new transport connections, travel hubs and a bus priority link running between the new Rail Station and the Waterbeach to Cambridge Park and Ride and Busway. A walk and cycle link will run through the heart of the development, including through the Town Centre: reimagining the historic Causeway connecting Denny Abbey to Waterbeach Abbey. This will connect a range of walk and cycle routes to homes, amenities and green spaces.
A new Town Centre
The Town Centre will provide a hub for shops and services, including a health and community centre, a faith space, and other services. A park area will connect the Town Centre to the lakeside and one of two sports hubs.


Education provision
Phase 2 will support the continued growth of community life at Waterbeach, including land for three schools – a secondary school, a primary school, and a Special Educational Needs school - providing essential services for new families and surrounding communities.
Parks, play areas and green spaces
As Waterbeach grows, a series of new parks, play and green spaces are being introduced, complementing the existing Wild Woods play area and creating even more opportunities for adventure, discovery and inclusive play. Other green spaces will include a park along the former Runway and around the southern sports hub.
We’re excited not just about the delivery of the next homes in this phase, but also some really important amenities from schools and health in and around the new Town Centre, to the parks and play spaces for residents and neighbours to enjoy.

Sustainability
Building on the sustainability principles established in the first phase, homes will support water and energy-efficient lifestyles and provide renewable energy, such as air-source heat pumps, cycle parking, and EV chargers. Walking and wheeling are prioritised over car use, with ease of access to green spaces and amenities.
